Business conditions for landlords
Subject matter
As a landlord, you commission us, the HomeCompany Mannheim, to arrange tenants to rent your property. The HomeCompany Mannheim is entitled to supply affiliated companies with information about all properties offered by us. Landlords authorise the HomeCompany Mannheim and affiliated companies to use photographs of their properties for publication on the internet and other media.
There is permission to sublet: Subletting a room in your own flat is usually unproblematic. If you are the main tenant and want to sublet the whole flat, please inquire with your landlord. A subletting without permission can cause unpleasant results not only for you but also for the landlord and for us. In this case we reserve the right to charge you for unforeseen costs and to withdraw our services.
What you can expect from us
Basic Service: We are looking for potential tenants in consideration of you wishes and conditions of lease. Therefore we enter your offer details in our data base and present them on suitable advertising web-pages. By request we visit the accommodation and create meaningful photographic material which we provide our customers by internet or e-mail. After mediating your offer successfully we will gladly provide you our tenancy agreement or help you in issuing a tenancy agreement according to your wishes.
Optional Service: By request we visit the accommodation with the potential tenants and adopt the acceptance and the handing over of the accommodation.
Costs
Our service is completely free of charge for landlords. Our optional services are calculated as followed:
- visit of the accommodation with potential tenants: € 0,40 / sqm plus approach costs.
- acceptance and the handing over of the accommodation: € 0,70 / sqm plus approach costs.
For your information: the HomeCompany Mannheim receives a commission fee from tenants, in accordance to current applicable business conditions.
Exclusivity
Properties exclusively offered to the HomeCompany Mannheim will be handled with priority. We hope you will understand that. In any case, contracts procured directly or indirectly through the services of the HomeCompany Mannheim (e.g. passing on of your details to third parties by a prospective tenant registered at the HomeCompany Mannheim) must be referred to the HomeCompany Mannheim. In this case, attention should be drawn to the commission fee payable by the tenant.
Customer protection /long-term cooperation
If we procure your property to a company, the company might later contact you directly to rent property for a second time, third time etc. In such cases, the HomeCompany must be informed as companies are bound to us by contract.
Retraction / shortening of an offer
In case of retraction or the shortening of time on an offer, (after a tenancy has already been agreed to), tenants may claim compensation. For this reason, landlords should inform us or retract the offer immediately. This is completely free of charge.
Disclaimer
Our function is purely that of contract arrangement. The HomeCompany Mannheim is therefore not liable for any inconveniences and problems that arise from the tenancy agreement.
